Our Process

Before any tools come out or walls come down, we take important steps to ensure you feel confident and informed. Our goal is to be upfront and easy to work with from the very beginning.

Step 1 – Initial Conversation: Getting to Know Each Other

Everything starts with a quick exchange of emails or messages. We’ll ask about your renovation goals, answer questions, and get a feel for your project. This stage is all about building a connection and setting expectations. We mostly communicate via email so there’s always a written record to refer back to.

Step 2 – Free Ballpark Estimate

Once we’ve reviewed your details, we’ll send you a general estimate by email at no cost. This ballpark figure is based on our experience with similar projects and current material prices. It helps you decide whether we’re the right fit and gives you a comparison point if you’re considering other contractors.

If you like what you see, we’ll schedule an in-person visit to look at your space, take measurements, and talk more in-depth about the feasibility of the project. This visit also allows us to begin discussing specific materials and design options.

Step 3 – Design & Planning Contract

For most projects, planning ahead saves time, money, and stress. If we’re moving forward, we’ll enter into a Design & Planning Contract. This includes a small deposit and reserves your spot on our schedule.

During this phase, we’ll draw up plans, finalize your material selections, and work through all the design details. Often, we’ll order and stage materials at the job site before work begins, especially for custom or special-order items. This ensures we’re fully prepared when demolition starts.

Design Contract time is billed hourly and covers design work, selections, planning, and building permit preparation. There is no fixed fee—just an investment in getting your project right.

Step 4 – Building Contract & Permits

Next comes the formal Construction Agreement. This detailed contract (typically a dozen or more pages) outlines everything from scope and costs to timelines and procedures. You’ll receive a draft to review in advance and suggest any changes.

When ready, we’ll sit down together to go over it and sign the contract in person. We’ll also collect the deposit outlined in the contract. Once signed, the agreement is binding in the State of Colorado. If your project requires permits, we’ll apply for those at this stage.

Changes can be made after the contract is signed, but they may affect costs and timelines. Any changes will be documented in a separate Change Order form with applicable fees.
