Instant Estimates

An Estimate is not a Quote.
We provide Estimates!

A “quote” is a fixed number or price for a project.  This is really common in general building & construction where most structural factors are known and the design, coverings & fixtures purchased are “standard” or builder grade and of reliable or predictable quality.

An “estimate” is an approximate calculation based on educated guesses and certain assumptions.  An estimate is also an excellent budgeting tool that can help you understand the costs of your remodel, and also help you better compare the value of our services to other qualified contractors.

The estimates below include average costs for our full range of services.  These include dust-controlled demolition, debris removal costs, surface protection ex. floors & countertops, infrastructure rebuilding with coordination of plumbing & electrical contractors as needed, substrate systems that meet or exceed current industry standards, 10+ year warranty waterproofing/vapor barriers where applicable, tile installation and fabrication, stain-resistant grout, mortar/adhesives/fasteners.

Tile/Accessories
The cost of tile is not included here because tile is VERY specific and can range in cost from $2 per square foot to $500+ per square foot.  For planning purposes, a modern budget-friendly shower like the ones you see featured throughout our website, you would want a budget of $1000 – $2000 worth of surface tile.  Shower accessories such as shelving, or built-in hooks & soap dishes can cost an additional few hundred dollars per shower.  Adding benches & recessed niches can add another few hundred dollars per feature in both labor & materials.

Stone, delicate materials, unusual tile shapes, mosaics, and installation pattern costs may not be reflected in these estimates.  Tile selection will have to be verified in person.

Permits
In some localities, a building/remodeling permit is required, those costs are also not indicated below but typically range from as little as  $300 – $2,000.00 depending on the project valuation.  You can find this cost posted publicly on most municipalities’ websites.  Permit costs vary greatly from municipality to municipality and are not included in our estimates below.

Basement Remodeling

A simple large open room plan might cost as little as $35 per square foot finished, while the 2 bedroom apartment with a custom designer bathroom will cost closer to $150 per square foot and up from there.

No matter what the finished space is planned to be, there are some basic considerations that can’t be avoided with basements. These things are pretty specific to each job so are not incorporated into a basic per square foot estimate.

  • HVAC Mechanical room with appliances that need venting must be separated from the living space behind a draft stopping door as part of the design in most locations.  We aren’t able to legally “just build a bathroom” in an otherwise unfinished basement.
  • Egress windows, up to the current code which dictates height from floor, size, window well depth, must be part of the plan and in each bedroom and we suggest all basement windows.
  • Electrical, plumbing & HVAC must be up to par no matter if there is one room or four in the new basement.  This cost varies but I would expect $15.000.00 – $25,000.00 for plumbing & electrical updates.  If the HVAC unit isn’t up to the challenge of also heating & cooling your basement, an additional unit or other systems will be needed, the cost of which is too variable for me to list here.
  • Designing, planning, engineering, and floor plans typically start around $3,000.00 and go up from there.
  • Permitting with inspections could be in the $2,000.00 – $5,000.00 ballpark for a small basement renovation.  The cost is a percentage based on the valuation of the entire project and is determined by your municipality.
